Commercial terms

How the agreement is structured

  • Priced per door, per month. A single monthly invoice to the property — we never bill or collect from a resident.
  • Passing it on to residents is your choice. Many communities list it as an amenity fee on the lease, starting at each home's renewal or on a new move-in. We follow whatever practice your office already uses.
  • Collection days are set with you. How often we collect depends on your property, and the proposal puts it in writing.
  • Trash-only, or trash and recycling. If your community recycles, or wants to, we can add recycling cans to the service. The proposal shows exactly what's included.
  • The cans are ours. Cans, lids, signage and replacements are bought and maintained at our expense, and removed at our expense if the agreement ends.
  • A certificate of insurance is provided to your office before the first collection, at the limits your vendor requirements specify.
  • Missed collections have a stated remedy. The agreement says how quickly a missed stop is put right, and your contact is told when it happens.

On your compactors and dumpsters: we bring everything to them; we don't run them. Their upkeep and hauling contract stay with the property. Keeping that line clear means a full container is never mistaken for a missed collection.

On recycling containers: the same line applies. The container and its hauling are the property's, arranged with your waste hauler. We carry the recycling to it, so it can sit wherever a truck can reach — and we'll help you work out the size.

Risk and staffing

The parts your vendor approval process actually asks about.

W2, not 1099

Every porter we hire is an employee, background-checked before their first shift and in uniform on the property. Gig-style staffing is common in this industry and it is exactly the reliability and liability question we didn't want to leave open.

Enforcement stays with you

Where a problem needs a lease consequence, we document it and hand it over. We don't assess penalties, don't invoice for them and have no relationship with your residents' money. You hold the lease; the decision is yours.

Ohio-based and accountable

A local operator with one point of contact, not a national call centre. If something goes wrong on a Friday, the person answering is the person who can fix it.
